About
The Maryland Department of Assessments and Taxation (Garrett County) office is the local branch of the state agency that values real property in Garrett County for tax purposes. It is in Room 106 of the County Courthouse at 317 East Alder Street, Oakland. Homeowners, lakefront property owners and buyers come here with questions about their assessment.
What the Office Does
Maryland reassesses real property on a three-year cycle, and Garrett County is divided into three reassessment areas on a staggered schedule. Area 1 was reassessed with values effective January 1, 2025, Area 2 with values effective in 2023 and Area 3 in 2024, so each part of the county gets a new assessment every three years. The state's Garrett County page includes a map of the three areas, which lets you see when your property is next due.
The local office can explain your assessment notice and how your property's value was set, and point you to the appeal process if you disagree with it.
Homestead Tax Credit
If Garrett County is your primary residence, the Homestead Property Tax Credit limits how much an assessment increase can raise the taxable value of an owner-occupied home each year. Garrett County's commissioners have explained the credit and link residents to the state's online Homestead application, so second-home owners and full-time residents alike should check whether their property is enrolled.
